Rather than a sharp price correction, relief is expected to come from an extended period of flat home prices, steadily rising household incomes, and gradually declining mortgage rates.

Home sales stayed sluggish in 2025, but housing inventory is projected to climb further in 2026. Early last year, listings jumped nearly 25% compared to 2024 as buyers pulled back from mortgage rates near 7%. Later in the year, as rates dipped and some sellers withdrew, growth slowed to 10.9% year-over-year in October, according to National Association of Realtors data.

Looking ahead, Compass forecasts active listings will rise between 10% and 15% in 2026, with single-family home inventory expected to surpass 1 million this summer the highest level since 2017.
